A review the Parcel Register shows that THE PROPERTY COMES WITH SURFACE RIGHTS and a further review of the original patent shows that THE PROPERTY COMES WITH ALL TREES found on the property. All Minerals are reserved to the Crown.
The property is forested with second growth of a mix of trees including Poplar, Birch, Spruce and Cedar trees.
the property enjoys just over 3,500 feet of shoreline. This is typical Northern Ontario lakefront with trees down to the lake waterline. Rocky shoreline and some areas of the shoreline on the property are sandy. There are some very nice higher rocky points that give you an incredible view down and across the lake.
The property is irregular in shape and contour maps indicate that the property is of rolling type of terrain throughout the property with a swampy section on the southerly portion of the property. This is where the owner has seen a few moose as that is where they like to hand out. There are no improvements on the property and no services into the property. You would be totally OFF THE GRID here.
ACCES - YOU CAN DRIVE INTO THIS PROPERTY IN A CAR!!
You will be able to drive your car if you wanted from the Shoal Lake Road right to the point of land (SEE THE MAP) overlooking the lake. In winter the road is not plowed so that you would either have to plow the road yourself or use a snowmobile.
This property is located in AN UNORGANIZED AREA so you don’t require a building permit to build whatever you want to build and there is no official plane here so there are no limitations as to what you can build or how big or small or how many buildings you can build.
We have a photocopy of an original survey dated 1985. The survey was done by an Ontario Land Surveyor named John H. Ogilvie dated 26 January, 1985.
